Oh my! It can be a little embarrassing when a client tells me they want to buy–or sell their home–in Arden Arcade. But…which area of Arden Arcade are we talking about?? It almost sounds like I don’t the area!  Here is a great article written by Tinka Davi that explains it!! And also addresses (pun intended)   some great development and rehab happenings around the area–

What’s in a name? There are between 29 and 36 named neighborhoods in the Arden Arcade area of Sacramento, but they’re not easy to identify.

That’s changing. Sacramento County Supervisor Susan Peters proposed the idea of posting the names and the project is underway.

“All the neighborhoods in the county will have their neighborhood names on their street signs” Peters said.

It’s now being done in Arden Arcade and Carmichael, too.

The county and the Sacramento Association of Realtors are working together on the street sign project in Arden Arcade.

The project began just before the real estate depression hit, stalled during that time, but has picked up again, Peters said.

“This becomes an identifier and adds to the sales and value of the community. People like it.”

The neighborhood names include Arden Oaks, Bohemian Heights, Cottage Park, Del Paso Manor, Garden of the Gods, Marconi North and South, Mission Oaks, Sierra Oaks Vista, Willhaggin and several others.

Some were named for the developers’ subdivision; others were named for streets.

There’s one called Dunmovin (on the county record it’s Dunmovin Heights) so named because people who bought homes there were done moving around.

Projects are underway at Arden Arcade area shopping centers which are being revitalized and updated.

A new, 12-screen theater complex, Cinema West, is going in at Country Club Plaza, Peters said. It will have stadium seating plus a restaurant and lounge chairs. Movie-goers can enjoy a meal.

“The three anchors at Country Club Plaza, Macy’s, WinCo and the theaters, are sparking the revival of the center.” Peters said.

There’s also a revival of Town and Country Village, Taylor Center and How ’Bout Arden.

Owners have purchased the property where Motel 6 was located behind How ’Bout Arden and are expanding the center, Peters said.

Country Club Center has new ownership, a San Diego investor who will be making changes.

“There are a lot of investors that we haven’t seen before, both local and out of town” Peters said. “Shopping is good and upcoming.”

Homebuyers are attracted to Arden Arcade for its affordability and close proximity to downtown Sacramento, Rutledge said.

“Many people are surprised how affordable it is, especially young people,” she said.

“Some buyers are familiar with Arden Arcade but others are not. They’re pleasantly surprised how much space is in the homes and the yards”

People may look at new homes, but see how close together they are. Then they look at homes on a quarter acre with mature trees in Arden Arcade and that seals the deal, she said.

People who grew up in Arden Arcade may move away, but often come back for the schools.

Arden Arcade is within the San Juan School Unified District.

Currently, the lowest-price home is $125,950 for 810 square feet, three bedrooms and one bath in Terry Lynn Terrace. The lowest-priced condominium is $65,000, for 670 square feet, one bedroom, one bath off Alta Arden.

The highest-priced listing is $3,450,000 for a 7,000-square-foot, five-bedroom, five-and-a-half-bath home in Sierra Oaks Vista.

Average sales price is $352,000; median sales price is $275,000; the average price per square foot is $213.00 and the average number of days a home is on the market is 34.

“Arden Arcade has everything from starter homes to executive housing,” Peters said. “There’s something for everyone”

And neighborhood identities, too.
