Too Many Good Things Real Estate!

I have recently run across way to many great things in the Sacramento Real Estate market. Oh, how will I edit my blog??!

Big discussion in our weekly meeting at REMAX Gold. Is it a seller’s market or a buyer’s market? Big Dog Realtor Boy, says, “oh it’s a buyer’s market for sure” (meaning Sacramento Home Seller‘s are at a disadvantage). I disagree, whole heartedly. Maybe in the upper price points, $400,000 and above, sales are taking a bit longer. In the lower points  home buyers market, it is churning and selling!

*The FHA just announced a REDUCTION in Primary Mortgage Insurance. That opens the door for more buyers to afford a loan and a home.

*Over the holidays–because yes, serious home buyers do buy over the Winter Holidays–I was helping a buyer to purchase. We toured several homes, and ALL OF THEM are in contract now. Price Point $200,000. Two of three homes the last week of December, had multiple offers!

*With only a couple of months of inventory available market wide, the Sacramento Real Estate Market is still moving quicker than normal. Three to four months of inventory is “normal”.

So, with more buyers entering the Sacramento market place,  and more funding ability (and I didn’t even touch on 99% funding!) and more multiple offers–we will see a great seller’s market in the lower price points, with buyers battling it out to be the best offer of a few multiple offers.

This is super exciting for sellers! Now is a great time for selling a home-if priced right and marketed correctly.
