Short Sales Still Decorate The Market

ARRGH! Just when I was doing the “never process a short sale again” happy dance, I have two to work thru!!

Not to be mistaken for unhappiness, I am always happy to have business. Let’s face it, Short Sales are difficult and often involve 5am wake up calls–as lien holders are on the East Coast, and first on the phone gets better service. Good thing there is a Peet’s Coffee across the street from my home! Luckily, my Short Sale approval record is good–99% approved over the past 5 years!

Lot’s of talk about it being a “good time to sell”, and that remains true. Whether you are short selling or a regular equity sale, it would be good to note a slight change in the Sacramento market. Seeing some extension of “days on market”, so plan not for a 1-2 week marketing time frame, do plan for a 30-45 day time frame from listing to accepted offer. Of course all the stars have to align, sellers must price their homes realistically, and review all the market data for your Sacramento neighborhood.

Some increase in loan percentage rates have stalled some buyers–and slowed home value increases, but the really smart buyers are buying now, before loan rates increase again!

That’s the buzz in the Sacramento Real Estate Market for today–Still some foreclosures, Short Sales dot the landscape, and selling time frames have a small increase. Still a super strong market….ENJOY!
